    The Maintenance Technician position is responsible for all general housekeeping and maintenance of the property. 


    Essential job responsibilities include:


    1. Diagnoses, repairs, and services building mechanical needs including minor plumbing (faucets, etc.), electrical (replace lamps, etc.), and mechanical (furnace, air conditioning, etc.).

    2. Responsible for both routine and non-routine janitorial duties. Tasks include garage floor sweeping, guest suite turnover, trash room cleanup, spot clean carpets, grounds cleanup, pet waste collection, etc. These are skills greater than routine housekeeping tasks.

    3. Performs minor carpentry and drywall repair and painting tasks.

    4. Monitor and operate building equipment including air handling equipment (i.e. filter replacement, condensation line cleanout, etc...), auxiliary power generator (engine and load testing), irrigation system (programming) , water softeners (salt levels) and water heaters.

    5. Daily monitoring of building operation and equipment. Minor equipment maintenance on items including air compressor, snow blower and pressure washer. Respond to problems by correcting the issue or working with professional service technicians to resolve the issue.

    6. Responsible for reporting and recording equipment data in preventive maintenance software.

    7. Respond to general work orders requests from the Zvago members including door adjustments, loose faucets, plugged drains, insect control, light bulb replacement, resetting circuit breakers, assist in programming thermostats, troubleshoot electronic products (TV, WiFi, computers, printers, door entry FOBs)

    8. Prepare for seasonal changes, which would include removing deck furniture from patio decking (replacing in the spring), setting out and then removing ice melt buckets and shovels, as well as garden hoses.

    9. Provide exceptional customer service with daily, individual communication with Zvago members, and a monthly, group maintenance chat.

    Minimum Required Qualifications:


    • High school diploma or equivalent
    • Some previous janitorial/maintenance experience
    • Current valid driver’s license and proof of vehicle insurance (if applicable)
    • Ability to communicate effectively in both verbal and written formats
    • Ability to follow all safety rules, regulations, policies and procedures of the facility including but not limited to: Globally Harmonized System (GHS), Vulnerable Adult and Abuse Policy, HIPAA, Resident’s Bill of Rights, Universal Precaution, AWAIR, OSHA, Right to know, SDS, ADA, HUD Policy and Procedures, Fair Housing laws and regulations


    Preferred Qualifications:


    • Some post-secondary education in related field
    • Previous experience working with seniors as well as 1-2 years janitorial/maintenance experience
