    Rose Senior Living - Avon seeks a Maintenance Technician II to join its team.  Rose Senior Living - Avon is developed and owned by Edward Rose & Sons, known for creating amenity-rich communities where people can appreciate comfortable and affordable living in beautiful settings.  Partnering with Edward Rose & Sons is Ecumen, a not-for-profit organization that has grown to be one of the most innovative leaders in senior housing and services, empowering individuals to live richer and fuller lives.  The Avon, Ohio location consists of 175 units:  72 independent living rental apartment homes, 65 assisted living rental apartment homes and 38 residences for seniors requiring memory care services.


    Shift Available: 1st Shift with flexibility to work evenings, weekends, and Holidays as needed.


    Essential Job Responsibilities:


    Operate all building equipment, including HVAC and other fixed asset equipment, performing manufacturer’s recommended routine maintenance tasks as identified in the preventive maintenance software.

    Diagnose, repair, and service building mechanical needs including minor plumbing (faucets, etc.), electrical (replace lamps, etc.), and mechanical (furnace, air conditioning, etc.).


    Completes work requests for non-routine repairs on all building equipment including performing apartment room turns involving minor carpentry, painting, plumbing, etc. May include resident requests for service.


    Perform minor carpentry and drywall/painting tasks


    Maintain revolving inventory of all maintenance parts, supplies, tools and equipment. Reports procurement needs to Director of Operations.


    Initiates regulatory compliance tasks such as fire drills and emergency generator operations, logging all such activity as required by state and local municipalities.


    Provides training to new employees on work assignments and schedules.


    Work with and support contractors.


    Follows all established safety procedures and reports unsafe conditions to supervision, participates in safety committee meetings or conducts regular safety training to staff, documenting all activities.

    Other duties as assigned.


    Maintenance Technician

    Minimum Required Qualifications:


    • High school diploma or equivalent
    • Some previous janitorial/maintenance experience
    • Licensure/Certification: May be required to obtain a boiler operator license as mandated by state/city
    • Current valid driver’s license and proof of vehicle insurance (if applicable)
    • Ability to communicate effectively in both verbal and written formats
    • Ability to follow all safety rules, regulations, policies and procedures of the facility including but not limited to: Globally Harmonized System (GHS), Vulnerable Adult and Abuse Policy, HIPAA, Resident’s Bill of Rights, Universal Precaution, AWAIR, OSHA, Right to know, SDS, ADA, HUD Policy and Procedures, Fair Housing laws and regulations


    Preferred Qualifications:


    • Some post-secondary education in related field
    • Previous experience working with seniors as well as 1-2 years janitorial/maintenance experience
    • Licensure/Certification: May be required to hold a boiler operator’s license as mandated by state/city.
